It's Official

My house is for sale. It's clean and tidy, the listing is complete, and a big sign is hanging out front. The first agent showed the house today at 12:30.

Eyes On the Prize

I went through the home inspection on the new house today. Basically, thing are fine. The exterior needs painting and the water heater is nearing the end of its life, so I will be asking for an amount off my total costs at closing. We will put in the new offer tomorrow and I do expect a counter offer. Obviously, my agent and I continue to move forward.

I do want to paint the exterior, and that will cost a few thousand dollars. It would be nice to pick my own exterior colors since right now my house matches those of the neighboring house that was built at the same time. A fresh and distinct color would be refreshing and make the house look very sharp.

I also need to replace the water heater. I think I may put in a tankless model with a recirculating pump. The cost is three times that of a normal water heater, but they are much more efficient - especially for a single person that needs very little hot water.

I also got a closer look at the appliances today. I discovered the dryer is gas powered. In the near term I will probably replace the kitchen appliances. Those in the kitchen right now are functional, but base models - the type developers put into a new home. I want a quieter dishwasher, a better gas stove, and a French door refrigerator just like the one I have now. Who knows, I may even put in new cabinets and counter tops if my Magnolia home sells for a good price.

My New Home

The seller has signed on the dotted line! I am on my way to owning a brand new bouncing baby house.

After two days of negotiation, we have settled on a price and I gave up the contingency clause. I will, for a couple months, own two homes. The process of buying the new place will take a huge chunk out of my savings and investments. However, as soon as my Magnolia home sells, I will be able to replenish some of those funds. Ultimately, the money I use for purchasing the house is simply a matter of transferring funds from one type of investment to another, so I feel okay about that.

The closing date for the new place is June 25. I will move in over the following 3 days. Then I leave for a vacation in New York and a cruise with my mom. It's important to me to have the move out of the way so I can relax on vacation.

I am glad I've found a new place, and I think I've chosen well. But the next 30 days will be tough on me. I have a lot to do when you add up the move, my back problems, and finishing the school year.

Do you think I am insane? Perhaps I am.

Possible Changes

The changes in my life over the last eight months have been huge. Now, it's time for another. Tomorrow, I list my house for sale. I have owned this house for 9.5 years. I like my home very much and I will be sad to leave it. I've no doubt that when the hour of departure comes I will cry. But I also know it's time for a change. Selling and buying a new place are part of the process of becoming John....leaving John and Gene behind.

I also have found a new home I very much like. It's about the same size as my current house, though because of the design it seems larger. It has 4 bedrooms and 2.5 baths. I'm meeting with my real estate agent tomorrow so we can put together an offer. The problem is, I haven't sold my old home yet, so the new offer will have to be contingent. Such an offer is never ideal, but I have to try. Trying a contingent offer doesn't cost me anything, and it just might work. The house I have my eye on has been on the market for more than 60 days and the seller recently dropped the price by 4%. Now is the time to strike. The price reduction put the home squarely within my financial reach.

The new house was built in 1995 and it's perfect for me. It's a narrow home, similar to a townhouse, but it stands alone sharing no common walls with neighbors. There is almost no front yard, but the back yard is larger - filled with a two level wood deck, a brick patio, a large planting bed full of shade tolerant plants, a large tree and a hot tub. Exactly what I want in a new place. Maintenance will be minimal, but there is plenty of room for doggy sniffing, puppy pooping, and outdoor BBQ dining.

Inside, the home is plain but highly functional. The design is very open. The main floor includes an open kitchen, dining area and living room. There is a gas fireplace and a large picture window that looks out on the back yard. There is also a walk-in pantry next to the kitchen! The stove is gas fired. A single car garage and a half bath complete the ground floor layout. On the second floor there are three bedrooms. There is also a full bath and a laundry closet large enough for a full size washer and dryer. The third floor is dedicated to the master suite, which looks very large especially because of the vaulted ceiling and the large arched window. A big bathroom is attached and includes a deep jetted tub, dual sinks, a separate shower, and a private water closet. The adjacent walk-in closet has wire shelving.

On the down side, this particular house has nothing extraordinary. The counters are simple laminate - not granite. There are no fancy fixtures or lighting.  The main floor includes wood flooring, but just plain carpeting on all other floors (I've learned to hate carpeting after cleaning up dog pee and vomit over the last 10 years!) But knowing what is available in my price range, I don't think I could hope for more, and those things which aren't refined or fancy can be made so over time. Finally, the fact that this new place is located within 2 blocks of stores and restaurants in the Greenwood neighborhood leads me to believe I have found a good match.

Wish me luck. Nothing in real estate is ever guaranteed. I will hope for the best. By the end of the week I should know a lot more.

Portraits Are Elementary

The pictures below show a first grade interpretation of Mr. Carroll.

Last week, while I was home in bed due to my back problems, one of my fellow teachers was conspiring to hijack my class. In her usual bossy way, she assumed control from the substitute and had the kids draw portraits of me in honor of my birthday. Mrs. K is one of my closest friends at school because she is bossy. She insists that I must like her, and she's right - I do. I like strong women. Plus, she's very funny and energetic. Her son was in my class for two years. Wow! It's great when you get to teach the child of a friend and everyone completes  those years with a sense of satisfaction and happiness.

The pictures below are a small selection of the 27 drawings that greeted me in the hallway when I returned to school on the 6th. Please note the palm trees in the background of several pictures. Apparently, everyone knows about my penchant for vacations in sunnier climes. Also, take note that most of the pictures show me with a lanyard around my neck. It is my ubiquitous accessory at school because I would always loose my school keys, whistle and ID badge if they weren't constantly attached to my person. Even my green eyes are accurately represented in most of the pictures.

I feel honored that one of my friends would take the time (and assume the responsibility) for such a task. I always try to keep my birthday very low key - virtually off the radar, but tapparently I didn't succeed. In fact, I feel a little like Sally Field when she won the Oscar for Norma Ray - "You like me? You really like me?"

Chicago: The Sequel

I have returned from another weekend in Chicago. All went well and the flights were on time. Even flying in economy was tolerable. Upon check-in for the flight from SeaTac to O’Hare I was able to upgrade to the Economy Plus section. That gave me about five more inches of legroom which made a big difference in my comfort, even though the seats on United are about as narrow as they get in the industry.  On the way home, I chose not to upgrade because all that remained in Economy Plus were middle seats, and I already had booked an aisle. To be on an aisle was a higher priority for me than a few extra inches of legroom.

During my time in Chicago, I stayed at the Marriott Renaissance downtown.  It was a perfect location on the Chicago River at the intersection of West Wacker and State Streets.  The hotel was beautiful, I had a decent view from the 17th floor, it was only 10 minutes from Marcus’ condo.

On the first night, I went with Marcus to the 10th anniversary reunion of his MBA school, Kellogg school of Management at Northwestern University. It was a nice evening, though much of it was small talk with people I didn’t know. It was an interesting variety of people attending from all around the globe. I met folks from Nigeria, India, South Africa, and throughout the United States and Canada.

The reunion took place at Fulton’s – a reception/gathering type of restaurant two blocks from my hotel and also on the Chicago River.  The buffet was very nice. Finding a table seat was difficult because more people attended the dinner than were expected.

The next morning, in honor of my birthday, Marcus took me on a boat tour of Chicago architecture sponsored by the Chicago Architecture Foundation. The weather was absolutely gorgeous. All the passengers sat on the top deck and enjoyed the wonderful view along with the narration and plentiful spring sunshine. The history of Chicago architecture and development is truly fascinating. I continued my exploration of Chicago when the tour was complete after 90 min. Marcus went home to start cooking my birthday dinner.

I spent three hours exploring the Chicago Art Institute, as well as the new and adjacent Millennium Park. Both were wonderful – the park especially so because it is unique. How, you may wonder, did I do so much while suffering from back pain? Well, I did a lot of sitting, and I swallowed my share of pills.

That evening, Marcus picked me up at the hotel and took me to his condo in the West Loop. Marcus and I, his sister, and three friends enjoyed a traditional Sunday evening dinner. There was plenty of wine and conversation. It was a great conclusion for my trip. I left Chicago the next morning. Though traffic was heavy on the way to O'Hare, I arrived at the gate about 15 minutes before my flight started boarding. I returned to Seattle exactly on time and picked up my doggies just in time.

When we arrived home, the home inspector I hired was already at work and a bouquet of tulips from Marcus were waiting on the front porch. The inspector's task was to give me advanced warning on any issues a buyer may discover. Thankfully, there were no major issues. I was greatly relieved. The task for the tulips was to impress me with Marcus' thoughfulness. They too succeeded at their work.

I'm a Degenerate!

Okay, maybe not a degenerate, but I am degenerating. According to my doctor, the results of yesterday's X-rays were clear but for some normal degeneration in the health of my spine. He says it comes with middle age, and we'll keep our eyes on it - especially if my back problems do not improve in the next month. Oh yeah - my cholesterol is up too!

Geez!  Happy birthday to me!

Life Lately

I am doing well, unless you consider the horrible muscle spasms I have had in the center of my back for the last couple weeks.

The pain takes my breath away sometimes. But fear not! I have been to my doctor and he has prescribed the appropriate chemicals, along with an x-ray and physical therapy. I'm taking a couple days off work too. I'm not too worried.

I have been dogged by this problem since I turned 40, and it usually recurs around the time of my birthday ever since. I can only suppose that as the school year winds down, the stress level picks up and thus, tension brings on pain in my back. I am told by both my physical therapist and my doctor that it's likely I have a joint problem around my 10th vertebrae where my ribs connect with my backbone. It seems the connection isn't limber enough. Stress brings more muscle tension and less flexibility. Then a nerve gets pinched which causes muscle spasms in order to protect my spine. It's the spasms that actually hurt.

Otherwise, things are moving forward on all fronts. I had a meeting with my real estate agent last week. We are just a few weeks from listing the house for sale. Next week I will be meeting with my mortgage broker. I've already sent in most of my documentation for loan pre-approval. Once the house is on the market, we shall see how things proceed.

Locally, prices are down 6.5% in the last 18 months. However, that figure is dependent on the local neighborhood. I understand my locale has been slightly less impacted. If I must face the full decline, we are probably talking about a loss in value equivalent to 50K. That's nothing to sneeze at. Yet I keep telling myself that also means the new property I buy will also have a reduced price compared to 18 months ago. I have my limits, and moving forward on a sale is not a requirement - it's just a desire. I can always pull my house off the market and stay with the familiar surroundings, as well as the familiar obligations. I'm lucky in that I don't have to do anything I don't want to.

Recently I completed the sad task of cleaning out Gene's clothing. I finished emptying the drawers and closet. Some items I threw into the garbage, but many were donated to the Lifelong AIDS Alliance thrift store. I accomplished the task alone, which will probably assure my banishment to the dog house as far as my therapist is concerned. The first time I tried to clean out his clothing, it was so emotionally exhausting I had to stop after 15 minutes work. But this time it was much easier. Time does help healing.

I also have news of another summer trip planned now.  As mentioned in the past, I will be cruising on the Queen Mary 2 with Mom out of NYC. But the second trip is one I don't have to pay for. A week ago I volunteered to take on the training of two schools for a new part of the curriculum. It includes the integration of chess with the math curriculum for 2nd and 3rd grades. Lucky for me, the training takes place on a Caribbean cruise this coming August! I will get to try a four night Carnival Cruise Line voyage out of Miami. Such a trip is almost unheard of for teachers, but the foundation that is funding the training vows it is acutally less expensive than putting us up in a mainstream hotel and paying for all our meals. I have no doubt that is the case. They will be paying for my airfare as well. So, as you can see, I have a busy summer ahead of me with multiple trips and trying to sell my house.

For now I will try and relax, take care of my back, and enjoy my 43rd birthday in Chicago with Marcus.
